As far as interior basement sealers/coatings go, most sealers or coatings are made to resist water, not to waterproof, read the label on the buckets.
Other sealers/coatings have a high odor requiring you to

Muriatic acid and TSP has become a product of the past when you use ArmorGuard concrete cleaner. Muriatic acid creates a salt that causes many failures of other coatings because the salts were not removed properly.
The ArmorGuard cleaner is a revolutionary cleanser, which removes oils, fats, waxes and etches the concrete with no VOC's.
ArmorGuard concrete cleaner converts bad calcium hydroxide (chalky calcium) to the good calcium silicate, which is extremely hard and will bond with the concrete permanently. This also acts as a penetrating sealer which will stop contamination from coming to the surface such as hydrostatic pressure, blistering and other problems. Ask any chemist or engineer and they will tell you this is a form of crystallization which helps prevent vapor transmission.

Protoseal was designed to solve a problem...and that problem is...moisture! Moisture is the biggest problem coatings companies’ face today. Protoseal when applied to concrete and masonry products enters the pores, and expands to seal out moisture, allowing quicker coatings application. Also, when applied over newly poured concrete much quicker cure times are the results.
Greater than 50 to 70 percent reductions of cure times have been observed.
Unlike any other crystalline sealers on the market, Protoseal will not grow crystals and force coatings to delaminate as the others do. Protoseal is not a latex based paint sealer, or a Portland based cement. Protoseal is an amorphous colloidal silicate hybrid, and forms a semi flexible substance that binds deep within the matrix of the cement. Protoseal never dries or hardens completely, never washes out, and is permanent. Protoseal boasts the smallest particle size in the industry allowing much deeper penetration, just 4 to 5 nanometers, where standard sealers can only achieve 40 to 50 nanometers.

Common Questions – ANSWERED
1. I have a finished basement can I use ArmorGuard?
You will have to remove all wall panels or flooring to apply the ArmorGuard coating directly to the foundation to ensure a permanent bond.
2. Will water pressure from the outside push the coating off?
NO, our coatings have no effect with negative pressure (water pushing from the outside in).
3. Will Moisture that is kept outside damage the concrete?
NO, actually the opposite is true, concrete needs and thrives on moisture and every foundation has moisture, concrete without water is Portland cement and dirt.
Look at any bridge piling, above the water the piling is degraded, under the water it is fine.
You will read ads that claim that you have to dig up foundations from the outside and install the latest and greatest wall covering to prevent the wall from getting wet. This is just hype to get you to use their product.
All dirt is moist…and all foundations are moist…PERIOD.
4: Is ArmorGuard Watertight?
YES, ArmorGuard was developed after our pool and tank coatings, if we can keep water in a pool or tank, we can keep water out of your basement.
5: Does ArmorGuard prevent Radon?
YES, ArmorGuard had been proven to reduce radon levels almost 50% by just coating the floor.
6. My basement is currently wet, can I still use ArmorGuard?
YES, you must apply Protoseal to damp or moisture saturated surfaces first. Then you can clean with our ArmorGuard Cleaner and apply our Color Top Coating.
7. Do I have to leave the house while you are working?
ArmorGuard has much less odors than regular latex house paint.
8. My Concrete basement walls are brittle, how can ArmorGuard help?
Use our ArmorGuard Trowel Mix to fill in cracks, holes or degraded areas, then clean and coat.
9. I have a Stone, Brick, Block, or Concrete foundation... Can I use ArmorGuard?
YES, ArmorGuard Basement Coatings will adhere to any substrate. For stone walls; fill in all areas with a concrete mortar mix first, then clean and coat. For Brick, block or concrete, fill any cracks or holes with our Trowel Mix, then clean and coat.
10. I only have a small leak... do I need to coat the entire area?
YES and NO, for minor water problems you can coat just those areas of concern and that may solve your problem, however, be aware the water may move to another area. It’s always best to coat the entire area to prevent any future problems from existing.
11. Does it work?
